Every time I have moved I have handed over ownership ON the closing date ( meaning at closing I hand over the keys and never go back) and I think that is extremely common.

Key is to have a motivated seller that is willing to work with you. 

You'll get a wealth of REI knowledge and learn how to take full advantage of Bigger Pockets (including how to connect with other South Florida investors).Listen to the podcasts , get active on the forums & set up key word alerts to be notified when people are discussing topics you're interested in. 

Key, if they're not willing to tell you a ballpark figure first, more than likely they're just calling to see what your offer would be.

Then decide if you want to rehab or buy turn key.

We also still socking money into our 401K, but see our net worth increasing faster with the rentals.Set up some key word alerts and stay active on this site.

I never have collected key money, but that is an option too.This does remind me of another little detail that is important to keep in mind.
