Finding "great deals" especially today involves being involved with helping home owners find solutions to their problems.

let them see the financial part of owning a place ( minimal investments for maybe 1 % share ) let them get involved in ownership so they can understand and take pride in something they own.

To technical for me I would let the title company work that out unless broker involved he would know.

As far as investing, get involved with your local REIAs and meetups.  

Ideally, you scale up and create a business and systems that gradually require less and less of your direct involvement.

They will need to figure out the security deposit themselves.I advocate not getting involved in tenant interactions.

There are also the benefits of being able to access the MLS etc, etc, etc I guess it depends on you really.. how involved do you want to be involved with real estate?
