I was searching for some sort of guidelines that would give me an idea of what certain "generic" costs would be to, say, the bathroom, kitchen, etc., and this would be of course per sq ft cost.

That assumes touching every surface and major upgrades everywhere (e.g. kitchen and bathrooms), but not replacing all mechanicals, roof, electrical, plumbing, etc.If your numbers are accurate you're buying at 84% ARV less repairs, as pointed out by Jeff S Na.

We do have good attic access.I am still spending ~$9k for the central air, condensing unit, ductwork, condensate drains, and two exhaust fans for the bathrooms.

I think we could get a higher price if I re-arranged the master bathroom, which would require knocking out a wall that connects to an oversized laundry, closing in a passage to the kitchen, and moving some plumbing around.

We do use linoleum in bathrooms and laundry areas in several of our rentals - it's a non-petroleum product (gypsum, wood flour, linseed, pine rosin) which is naturally anti-microbial and, if laid and cared for property, will outlast vinyl flooring.
