Wanted to update the BiggerPockets community and get some feedback. 

I am looking at a 27 unit property in Cincinnati, area is a little rough but I can see the progress and the vision. It would be a great project to get done, but I'm a little off from what the seller has countered. Im still going after the deal, but might have to get a little creative on how to get this guy into contract.

The deal has amazing views of the Ohio River and Downtown Cincinnati and has the potential for a condo conversion.

Renovation includes:

New kitchen, new cabinets, and new appliances

New bathroom, new vanity, and new flooring

New flooring throughout the apartments (Faux wood floor)

New sliding glass doors

New fencing and signage

Seal and Strip parking lot

Add an fire pit and BBQ station to capture the view 

I will update as the project continues, going out to see the property October 20th. Any thoughts let me know....
