Adding some artwork to help give the place more character - $100-200 on Etsy or Society6 can get you some really unique prints that will help your apartments show well in listing pics and really set them apart from the competition.If you have the space outdoors, the quickest and easiest amenities to add are a fire pit and BBQ grill (or maybe a patio as well, if you're so inclined). 

I know the specific market is a factor, but are their key numbers or ratios (like the 1% rule) that you have found to be meaningful or helpful, obviously the numbers would be different for a turnkey vs rehab. 

My agent helped a lot when I was just a regular buyer but could hardly grasp the concepts or details/numbers in investing.

Having an existing rental portfolio will help with, but make sure that this is known up front to your lender if you try to use a DSCR to pickup another property.
