However, here are the pros I found that helps my investing:1) Access to the MLS and first-rate market data2) Being able to offer on properties myself3) Being able to walkthrough properties myself 4) Easier negotiation, I don’t have to go through an agent first5) Being able to represent clients as a side income6) Being seen as reputable and knowledgeable in the field7) Being able to pay myself a commission on properties I buyYou definitely do not have to be full-time in it.

Unless you're in an accounting field and are willing to learn subchapter K (including maintaining 704(b) capital accounts -- which is required for partnership/operating agreement allocations to be respected -- along with forward and reverse 704(c) allocations), the returns you DIY will be a mess after a few years.

Hi my name is joshua I’m new to the forum and to being a viewer of bigger pockets on YouTube by watching many videos about rentals with all kinds of strategies like the brrrr method or even doing it with a fha loan but here is the issue I’m 20 years old I don’t have two years of experience at a job or field without caps so I can qualify for a fha loan so recently I’ve started looking into the BRRRR method with that being said I’d like to get some advice on how I can do this method without using much of my own money I do have some saved but not a lot so how can I go about getting a property I’ve learned that there are private lenders who can help but how does that work?
