Past and Future Short Term Rental Income

Two questions:

1. An agent recently sent me a P&L statement (it looked home-made on a word doc) from the seller, in addition to a "proof of income" from AirBnb/VRBO. The proof of income sheet from AirBnB looks legit and obviously went through my agent but I just want to make sure the owner isn't falsifying anything. The "proof of income" from VRBO is also a home-made word doc. Is there a way to confirm (with AirBnb or VRBO) that a listed property actually made that income? 

2. What are your thoughts on the current and future prospects of STRs with COVID and other factors? The property I'm looking at is in Kansas near a university. Earlier in 2020 bookings were down but July-now it actually picked back up a lot.
