Should I do phone screenings of interested potential applicants before they apply?

Collecting rent, managing tenants, keeping up on maintenance, screening tenants. 

Tenants I have properly screened have never done this to me (to date atleast).

Also I hear people don't have good credit so they can't buy, but some landlords screen out bad credit tenants.

Another idea would be partner with someone local who has MLS access and give them an equity piece or flat fee to run comps for you. 

I want to cut my losses early by switching PM.RE: Fees- They charge a flat $75 fee per door- which may be great for those who are pulling in $1,000+ from their rental, but for my $500-a-month one-bedroom apartments, that's 15%!

I called "Chad the Handyman" located in San Carlos Park to replace a screen door.

Wanted to share some screen shots of my SFH model I use for market analysis to give some people ideas as well as hear what other people think.First section is the Current Listings where I enter data from Zillow.I originally started out w/ only 5 listings but the more the merrier so I expanded to 7 listings.

With that 2.4-month inventory level, prices should at least stay flat, if not increase marginally.
