There are always other factors at play like neighborhood, vintage, market preferences and other factors. 

It’s in downtown Rahway, not too great a neighborhood but a 3 minute walk to the train station.

So, I came across a neighborhood with good schools and decent comps (160k for a 1600 sq ft).

But our local neighborhood HOA CCR might prevent it.

I’m still learning about the market and am eager to learn more about neighborhoods in and around Memphis. 

Well I guess I’m not really looking to score off of one from driving, just to get a feel for my neighborhood.

That could fit in the pretty much any start-up especially in real estate.

Let's assume desirable neighborhood, close to public transportation, etc but no chance of ever qualifying for standard financing.  

For us it’s  the neighborhood average to base tax collection on.

I have a duplex in South east Minneapolis that I bought for 179k in 2014, which I'm very familiar with the neighborhood and have been quite successful with tenants and cash flow/appreciation.
