If I sell a house, and the buyer falls through it only affects me.   

The percentage of smokers is small and falling each year, so you would be catering to an increasingly smaller segment of the population that tends to be poorer.

I recently checked out a duplex in Indy near the corner of Fall Creek Blvd and Paris Ave.

Good years come in lower than that, but leaks, appliance repairs/replacements, falling trees (just 1 - didn't see that coming!)

When interest rates are rising, as they eventually will, and housing prices falling at some point in the future (and they will, as everything is cyclical)...well, I would not thrilled to be on the wrong side of those ARM and balloon mortgages.
