Hey @Allende Hernandez - nice work with cross-checking the tax delinquent status.I've heard this issue come up with a few other people over the past few months (specifically regarding the tax delinquent status not actually being up to date in their system, even though the data was pulled from a fairly recent date), but that's the first I've heard of the actual ownership being that far off... that is a little concerning.I think the accuracy of some counties is somewhat dependent on the county itself (because some counties are very good at providing current data, others are pretty bad).

Seize the equity now, but is it better to get a cheaper invesment property to make a ****** $200 a month with loan paydown in a poor neighborhood, or purchase another property I can afford in an area that does not take big hits in the down turn, and appreciates well. essentially I am gambling on appreciation.I am getting paid 3k a month this year alone in appreciation, it wont always be that way.

Case in point was my Lawyers advice that my ex and I 'could not each make a settlement payment to each other' Our situation was this;I owed her about 20K to settle paying her back for part of a small inheritance she had received but was used on a joint asset I was fairly flush with cash that was NOT in retirement accounts since we had just sold or marital home that was paid off.I paid her 40K in cash (20K more than I owed her) and in return she transferred to 20K or her retirement account assets.
