EricaI absolutely love Portsmouth, Newport News, Hampton, Va Bch etc.., down there for cash flow; certainly better than the DC market and I agree that the each have their differences.

Here's my quick brainstormHow I would find a mentor:1)Attending a local real estate clubs2)Attend real estate investment focused educational classes (not get rich quick road shows)3) Look up and research real estate records, news articles etc. of local real estate investors4) Work for a real estate office/broker/agent who invests or works with investors5) Join & volunteer at social service organizations, charities etc that known investors in the area belong.

The good news is, you have less debt now. 

I think this is an excellent approach to getting started in RE.Administrative, personal assistant and internship positions could give you a good sense of what goes on in the industry.

I think the bones of the website are excellent.

@Michael ImbriglioMy original idea was to focus and Excel on one thing (building leads) instead of spreading out on multiple things (leads, negotiate with seller, negotiate with buyer, transaction, etc).

Each of these strategies have some excellent benefits and also drawbacks and a good real estate tax advisor should be able to show you what would be the most beneficial for you.
