I work in property management and know exactly what you mean....some agents simply do not understand the needs of investors. 

I think the first thing you need to do is narrow down your search by identifying exact what type of investment you are pursuing and then study the crap out of very specific sub markets.

Not sure what their strategy is or exactly who they are, and I doubt I would ever deal with them.

No need to try to be deceptive, just tell everyone exactly what you're doing, be sure to have "and/or assigns" on the contract and make sure you are marketing your position in the contract, not the actual property.

While the area around Temple got a lot better, it's still not exactly the most attractive area to live in Philly.
