I have emailed the owner and waiting to hear back, to see if he will do it and let him know that I would be willing to pay a higher down payment since I can't guarantee the loan.

My method is to message (text, phone, email etc.) landlords who have posted to local classified sites looking for tenants, and ask if they would consider selling their rental property.

@Frank Sanchez I have never had to walk away from a deal, but imagine that it would not be to hard to simply call the deal off and just inform the agent the inspection was unsatisfactory.  

As a buyer, I can't imagine anything that I could do wrong...? 

Received an email form my property manager explaining that my tenants dryer stopped working and that they called a maintenance company to look at the dryer ventilation and discovered it to be clogged.

I am calling and emailing people I know who lend.

We've both worked our butts off to get to where we can even imagine owning a home again.
