Owner Financing allowed if I used SD-IRA?

I am looking at opening a SD-IRA. I know that in order to get leverage in a SD-IRA it must be a non-recourse loan. I have found some local properties with great returns that the owner wants to finance. Am I going to be able to go this route? Or do I need to use a non-recourse loan from a bank?

I have emailed the owner and waiting to hear back, to see if he will do it and let him know that I would be willing to pay a higher down payment since I can't guarantee the loan.
