It's crossed my mind doing this in my area, a small they pay $500 or so per bedroom.

I live in the 1 bedroom 1 bath and rent the 2 bedroom 1 bath .

This is a duplex that has 2 bedrooms, 1.5 bath on one side and a 1 bedroom, 1 bath on the other side.

Given that the we have had double digit appreciation the past few years, I thnk it is very unlikely that this will continue.

I plan to invest about 40K into the property over the next 3 years while simultaneously doubling the rents to market value. 

(im talking double digits) which might make it very unfavorable for any longer time investments.

So this is what I have... a 3 bedroom 1 bathroom home with a 2 car garage, fenced in yard, less than a block from the grade school (great neighborhood, small town).

This area of town has mostly older homes (1920s), between 800-1,1200 sqft, and varies between 2-3 bedroom, 1-2 bath.
