Does this wholesale deal sound good and what is a lot fee

Does this sound like a good deal 4 mobile manufactured homes (230,000$ for all 4) Each house is approx 1600 Sq.ft 4 bedrooms, 2 baths, Laundry room Near shopping & businesses What will be my assignment fee be for this? How do people figure out there assignment fee before closing a deal? (700$ lot fee) So my question is what is a lot fee exactly??? , I hope I don’t have to pay this lot fee my self or does the buyer do that ? I’m not sure tried to YouTube my question couldn’t find an answer! hope this helps me answered my question! What is a lot fee can someone explain?
