How do I find the owner to a property?

I would really like to purchase a multi-unit property but need to find the owner to approach with owner financing. It is currently listed with a real estate agent. Is this possible? or can you go thru the agent with an offer of owner financing?

This is a duplex that has 2 bedrooms, 1.5 bath on one side and a 1 bedroom, 1 bath on the other side. Also, an efficiency apartment. Efficiency (apartment A) rents for $450 per mo. Apt. B, 2 BR, 1.5 BA rents for $650 per mo. Apt. C, 1BR, 1BA rents for $550. This includes utilities. Total revenue $1,650 per mo. Utilities average $410 per mo. This nets over $1200 per mo.All Floors have been redone. Completely painted outside. New Central air and heat in duplex.

Asking price is 69,000.. I know the area and its a decent neighborhood.   The reason I want owner financing is I am in the process of closing on a single family home for rental property and just found this.  All my cash is going into a small rehab 4000$ and closing costs on this single family home.  

So any suggestions would be appreciated.
