The properties are all single family in the following layouts:4 bed / 1 bath - 1188 sqft + 560 sqft detached garage - Bisbee - Estimated rent (depending on condition) $1050-$12003 bed / 1 bath - 1482 sqft + 352 sqft detached garage - Logan - Estimated rent (depending on condition) $1050-$11502 bed / 1 bath - 728 sqft - Olmpc - Estimated rent (depending on condition) $700-$8752 bed / 1 bath - 856 sqft + 324 sqft garage - Logan - Estimated rent (depending on condition) $700-$875If you could let me know if I'm on the right track with rent prices, or how to become more accurate I would appreciate it.

I have read a couple books, I'm extremely quick with numbers and I have spent some legwork around the area.Here is my possible deal:House is listed MLS for 45kWent by, looks pretty solid, a little cosmetic damage on the outside but still a 1k sqft, 1car detached and patio w/ bd accessHouse sold 16 months ago at 80kHouse is appraised by the county at 70kNeighborhood is pretty decent, Zillow lists most houses on the block at 90kRecent sales also support this.My questions:County tax records indicate that a mortgage company is the registered owner and has paid taxes on it, but I cannot find it in their REO listings.

Having grown up in Toronto, still living nearby and having friends who currently invest there, detached homes are in limited supply and that supply has been pent up for some years now compared to demand, while sustained demand due to added competition from foreign investors, local investors, and sustained low rates compound the rate of increase.

Things like the GRM, etc. are just not a good indicator of how your Investment may perform except for TODAY.The reality is that you need to drive your Investment Vehicle like a Car.If you look ONLY in the Rear View Mirror, you will not see the Obstacle in front of you and will crash your Investment Vehicle.

My experience has found that for the past decade a 3/1 SFH rents for $700, this is a solidly renovated home with LVP floors, 80% furnace, gas water heater, vinyl siding, detached garage, and a fenced yard.
