If you are still wanting to flip, use creative financing, off market purchase and pick the brain of someone more experienced.  

I’d love to pick your brain and absorb as much knowledge as I can, so if you are willing, I would be happy to share what I have so far with you and you can tell me what you think!

I’d also love to pick your brain on multiple VA loan use if you ever have the time! 

I would love to have a single clause that read "use your brain", but that would probably be too vague and might even be considered discriminatory.

I have a day job in the health care field, and do real estate in my spare time.Landlording is not easy, but it's not brain surgery.

i drive very little each year...around 6-7k miles and that's to all properties and work (full time job).i figured i made around 1000 miles and that's what i claim. i never keep track of that stuff. i go to HD 3-5 times a day (yes, ADD or scatter brain, who knows), so i can't keep up with a "log book".
