New motivated buyer (VA Loan)

Hey everyone! I am brand new to home buying. 27 years old and qualify for the VA loan. I've been reading tons of books (rich dad poor dad, small and mighty real estate investor, first time home buyer, investing in real estate with no money down etc..). I've got some basic fundamentals down and have been searching in Augusta GA for a home as that's where I'm heading within a year. Found a few homes for 240-250K 3-4 bed 3-4 baths (new builds, remodeled) but I'm nervous as this is my first buy and interest rates are high (7-8%). My goal is to buy and hold 10-15 properties to meet my regular/fat FI goals. Any advice for that area or current market analysis would be great. Looking to not make rookie mistakes on a first buy. Don't want to fall into the "too good to be true" trap.

I'm active duty Air Force with three VA loans.

I recommend finding a good real estate agent in the area. You can use the featured agent program.

Outside of that, look for a house new-5 to 7 years old. Make sure it’s in a great area and the rents for the area will cover your mortgage. With a house at this age, there will be warranties still good, like the foundation among other things.

Try to mitigate your risk as much as possible, but take the step. It doesn’t have to be big or risky. Work your numbers and start small.
