The attorney stopped me out in the hall and we closed the deal that day with the original terms.That situation was different than yours though because it would have cost me thousands over the course of the contract.

I guess I was so used to hearing of 6 month or 12 month leases I didnt stop to think I could offer something else.

My folks got a sweet deal on their house and the realtor they used had to really fight to get the offer submitted because other realtor in her office that represented the seller, was trying to stop the lowball offer from presented, until he could find a better offer that  could get both sides of the commission on.

Like maybe your aunt or uncle could talk to him and tell him to stop being such an a-hole about it.

I never actually stopped researching and educating myself but never became fully committed. 

Thankfully I have excellent credit, but that doesn't stop an almost maxed out credit card from hitting it pretty hard.

I think a one stop shop for an investor is the perfect way to go.

High income or low debt or both?

If you do paper applications and run the credit/background checks yourself, before they pay you an application fee (which can be a good chunk of someone's monthly income in a rural location), stop the process.
