Below is my scenario.I have 2 x below rental and would like to sell Rental#1 and want to move the gain into Rental#2 which is the newer home.Please advise , can I do that ?

We still live in the home I purchased however I will sell it once we decide to move.

All so that a tenant that notices you’re a mom and pop and not a PM company can forget to mention their Great Dane ESA until they’re moving in.

A prospective Buyer is likely looking for a place to move in with their family, and if you have a long term tenant in place with no future vacate date, then you are really limiting your buyer pool, and effectively running down your sales price.
