I only use a heloc for an initial purchase or funds for a rehab, which I would complete then do a cash out refi, then pay off the heloc and hopefully have some remaining Run some numbers and see what gives you a comfortable cash flow/ROI/mortgage payments then do into a conventional loan.

You really need to figure out what your goals are whether that be cash flow or at least reducing living expenses, or more appreciateation based, there are so many strategies out there but I think that over complicates things buy a house that you can afford and are comfortable with the payments on.

Also, it's a much easier learning curve to manage a property you live in or near, than to try to manage a property in another area/state (which makes management exponentially trickier). ...because of all these advantages, I'd suggest going for a property you know you'd be comfortable house hacking (even if you decide not to HH, it's a very nice safety net to have the option!)
