You move frequently but allows you to put less of a down payment as the new place will be your primary residence and keep the prior home to rent out.If you're open to moving every year or so it's a way to get better loan rates and also need less for a down payment.

When confronted with involuntary vacancies like rehabs, there's no sanity in volunteering to generate more red ink just based on some arbitrary policy.An oak tree is strong and beautiful, but in a high wind will frequently crack; whereas the willow being more flexible, will survive.

I knew of hail, but I didn't realize the open field behind the house is potentially the reason I had the fence blown out 2 times in 4.5 yrs...3. my PM said the same thing about watering the lawn frequently to minimize soil issue.

The lender funding 100% of the rehab is a nice selling point and is technically true, but for most hard money lenders this means that you'll float the first draw, as the construction portion of the financing is frequently done on a reimbursement basis after an inspection for each portion of the work has been done.Hope this helps,Michael
