In my opinion the biggest risk is that you are very new to the game, and there's a high chance you will make a bunch of rookie mistakes.

However, if you have private money or hard money in the deal and they want their money at a certain time, the refinancing is good because payments to the bank at 5% or less is better that 7% or higher using other people money.
