Usually I look for a value add like turning a half bathroom to a full, or adding an additional bedroom, but the comps were strong and I knew by cleaning the home up I could easily find the value.

OMG another agent that does not know how to do adjustments to a CMA.Sorry Chris this is a pet peeve of mine and no reflection on youGo to your Broker or call an Appraiser and ask how much they would adjust for a bedroom,bathroom,1/2 bath fireplace, unfinished basement etc.KEEP THIS LIST IN YOUR WALLET, it is probably the most valuable document you will EVER have in your real estate career.Take an appraiser out to lunch once a year to keep it up to date

Hello - I purchased a house for my parent and it has been paid off and it's a very small house(2 bedroom and 1 bath) with potentials. 

I own a condo overseas, the HOA is calculated on the value of the apartment.

MLS, they were asking 525k, got it down to 480, added a shower to making it a 2 bedroom, 2 full bath, and recently had it appraised for 525k.

Questions usually arise when the appraiser sees a kitchen, bedrooms, full bathrooms - when the space is clearly set up to be used as a multiple dwelling, as a separate living space.
