Interest only, say a five ten year balloon and no prepayment penalty.WIth your other properties encumbered you can buy new properties and then assign the needed collateral and release the other.Now, there is a scam type deal out there that has an agreement where a borrower can substitute collateral at will, at their whim and on any property they choose, very dangerous!

Tim Exactly right Tim, the judges follow the law in a very conservative manner, it to the letter and obviously you never had a bureaucrat take you to court in Springfield, Mo, because you'd lose, if you end up going to court there might be a compromise, but no one walks out the way they walked in!

I think it has merit and potential.Remember for real estate agents when NAR would send a letter and you electronically sign and then tens of thousands of letters go to Congress etc on a specific issue NAR is fighting?
