Haven't "had" to do it, but it anything that attracts a renter is a good thing.Installing the blinds helps to prevent the tenant from having to hammer in little nails and hanging sheets over the windows, which I guess is okay but looks totally ghetto.

Long-term plan is to run full-time REI operation w/ in-house property management, short-term plan is to run a property management operation full-time.

Long story short, I had a tenant lined up, and we were going to do the lease signing this Saturday, and he calls me Wednesday to notify me he was let go from his employer.

I'm a believer in clean and updated kitchens attracting better tenants and buyers, so I find good appliances to be worth it.

And it stands to reason, people who do this will stand out, because it's more work, harder to automate--in short, most people won't do it.Don't "they" say you have to be willing to do what others aren't?

Long story short, it looks like my biggest barrier is that I havent had any W2 income for over a year now.

I would also add as long as no major unexpected repairs come up in case the A.C. or hot water heater were to die.That should hold them short term.
