Our position is too many things in life happen - tenants lose jobs, get divorces, die, etc, and are margins are so small to begin with that we cannot afford to take on all the risk.Some PMC's do offer 12 month replacement guarantees and cover all eviction costs, etc, but they usually only do that on Class A properties or have an assortment of loopholes out of their guarantees.

They will likely jump up (I think) but I dont expect any drastic changes in the near future, in terms of peoples access to affordable debt.

@Tyler Smerz - If you can qualify for a conventional loan and can afford the extra 1.5% down payment, I'd recommend going that route over FHA so that you can save yourself some money on the Mortgage insurance cost.

There are many sites which I know of in which you can pay either a per list fee, or a subscription fee, to have access to motivated seller lists.My question is does anyone have any recommendations for ways to obtain these lists that may be more affordable?
