Sure, a brand new Hvac system is pricey, but it will/should last 20-30 years and I feel I’m making it back because my tenants can afford to rent my unit, ie less turnover.

I would love to hear your perspective on other advantages afforded to real estate investors versus someone who invests 100% in stocks and bonds.

The stock market fell like a rock today and this is just the beginning the rents for anyone's tenants are out of control but when the market corrects who will be able to afford such rents, lower the rents the larger the market for quality people.

Look at Watervliet, Cohoes, Green Island (away from the water front) for cheap taxes and affordable homes and (if you’re lucky) Colonie for affordable taxes but a price in the 200’s.
