I'm still a couple months out from being able to move from my current location so still working on identifying areas, however there seems to be (from what I've seen) pretty low inventory in what I'm looking for so basically as long as it's in Tulsa and not in a rough part of town I plan on keeping an open mind.

I just recently found this site a few weeks ago and have really enjoyed the great info BP provides and community of like-minded individuals helping each other reach their financial goals.  

How did you select the property management company you chose and what do they charge you to manage if you don't mind me asking. 

I've been a long time reader of the forums and it blows my mind to find the wealth of knowledge on BP.

BUT....bearing in mind Andrew's original caution about the "lesser of the two number's" you could still get all your money back out of the deal fairly soon no?? 

We are not allowed to set income requirements but should in our own minds when screening.

Doesn't matter that the company is no longer doing management, a contract is a contract and generally all contracts are assignable (can be sold) absent express language to the contrary in the agreement itself.

But having the mind frame of considering that the time spent in the early deals was my "education" in real estate investing made it more bearable. 

I hope to be received with open arms and open minds.

I am hoping more rational minds will prevail.
