Here's my situation:I have been working with a commercial broker for the last two years to find a good MFP, found it, got my offer accepted at 1,365,000.I have a good relationship with a bank, have the lending commitment, have a good relationship with PM, have their commitment to manage the property.Downpayment will be 275,000 and I had initially planned on doing this myself, but now thinking about partnering with one other person.

I also have a partner who is not licensed.

I would love one day to be a partner in such a business deal.

The strategies I'm aware of right now are wholesaling, buying subject-to, notes, fix & flips, equity partnering, house swapping, mortgage payment assignment, and buy and holds.

You bring the investor some pocket listings, and in return, the investor partners with you, helps teach you the ropes, etc.Coincidentally, I live in your area, and am always looking for deals... :-)

My partner says at this point we should run the comps, get an estimate, and email the seller an intent to buy, and see if he accepts.

Bring all of this info, pictures of the houses, tenant leases, an updated financial statement for you and any partners, and see what they offer.You're off to a great start :)

If you don't have private money you may wany to consider finding a money partner in the beginning.Holding properties takes time and money, so If I were just starting out in a new areaI would focus on building a cash buyers list and finding deals.

I tried buying the note directly from the bank but given that this bank is a large bank, I was given the runaround and the lower-rank employees who answer the phone say that they don't sell notes.I am willing to partner with and share my profit on this deal with anyone here who has ACTUAL experience buying Jumbo loan/note from a bank (please, do not answer if you just heard it from someone...or you read it from a book, or worse, learned it from the "gurus").
