Baltimore Realtor wanting to get started in Investing

Hello

I've been a Realtor for 8 years and finally want to learn more about purchasing properties with other peoples money to get started. I've helped numerous Investors over the years and now want to start buying my own properties. I'm an REO and Short Sale agent, so i do have access to properties before they get on the market. Any suggestions would be appreciated. If there are benifits from being a Realtor/Investor, please let me know those too. Have a great weekend everyone!
