I wouldn't count on selfie-based underwriting, and would write it as part of your offer that the seller agrees to serve notice to that tenant at some point, since you wouldn't be party to the lease until you own the property.

@Travis L.- with the present market - there are many loan officers  exiting since all the  refinance  business has  dried up  and  also since the  purchase business  isnt  very  active  ....if you can  find a compnay that lets you be a part time  LO , this wouldnt be a  bad  way to get your feet wet 

I am looking to be on more lists that serve the Colorado Springs area.

Alternatively, you could try to focus your business on serving just investors, and maybe work out a small equity stake for bird dogging some deals.
