Are you looking to do flips or are you looking to potentially have some buy and hold properties that would need renovation? 

Sorry, don't want to highjack the OP thread and question, but the ruuuurrrralll (as @Brandon Turner put it) nature of buy/holds is a nut that I don't think I have ever heard really answered. 

We live in a high appreciation area, not that I'm counting on that, but we plan on holding these properties forever.

The biggest downside is having to disclose you hold a license, but I have not found this to be an issue with sellers. 

I have pointed out repeatedly that you don't understand cap rate as a real estate metric even for commercial properties 

As of now my main objective is to buy and hold properties thru conventional lending. 

For exit cap rate, how long do you plan on holding your assets for?

I am looking for small to mid size value add MF to hold for 5 to 10 years.
