I have been a property manager for 15+ years as well as know all trades (roofing, minor plumbing, minor electric, drywall, paint, carpentry) from my years of working on homes.

Why invest all of the time and energy of developing relationships with prop management/inspectors/acquisition managers.. when people have already came together to provide that for you.

We've spoke with about 5-10 property management companies and saw at least 30 houses before buying this one.Your numbers roughly seem accurate, as others said firstly look at HOA+CDD how much will that cost, than electricity is a big bill I've heart too.On the location, we ended up really like the community called Story Lake.

Does anyone have any good referrals for contractors (metal roofing, carpentry, electrical, and plumbing) that are out in (or get out to) Packwood, WA? 

I have a killer contractor that has electrical guys as well, but I know he is crazy swamped right now. 

Is this only for electricity or water or both ?
