Praying the deal falls to us as we recently discovered there was another offer presented before ours, but they are having issues with financing. 

Again, any advice / comments would be very appreciated.

@Alisha Martin I cannot comment on how you provide your prequalification letter but generally, in Texas, the fee is somewhere around $400 or so.

Just speaking from a perspective of being born and raised there, ALWAYS get a thorough inspection when underground basements are involved because some issues they could present could be very costly

Hi BP, for those who are seasoned, in the process or working on this yourself- how do you go about presenting opportunities to get friends and family in on your investing.

The guy was caught a few days later but all that could have been avoided if they had used the guidelines posted in the original comment.

One tip for putting together an offer is to make two offers so the buyer is presented with an "either this or that" choice vs a "yes or no" choice.
