I am looking at duplex that has a great location of about 1 block from a major hospital, 1.5 miles from a major university and about 1 mile from downtown of a city of 100,000.

With a lot of hard work, I was able to get my Bachelor of Science from West Chester University debt free. 

You may be better off with an SFR and bringing in roommates as this will probably put you in a nicer house in a nicer area.To sum it up, try to stay in Tempe near the university if you can afford it, but Ahwatukee, Chandler, south Scottsdale, and parts of Mesa should work for you as well.
