I've actually tried Jersey quite a bit, but without any broker connections or MLS access nothing on loopnet seems viable.

Lastly does anyone know of these lenders in the Philly / S Jersey area?

Hello everyone, I know it's an incredibly simple question, but I really want to corroborate with more seasoned wholesalers how to determine if I am asking for too little or too much when wholesaling a property.

@Frank GrecoIt's difficult to answer this without knowing your facts, circumstances, and goals.If the properties are located in Florida and you're more than likely to move than not, a Florida LLC to hold the properties would be preferable to a New Jersey LLC or Delaware LLC for administrative/overhead purposes.

Soak up as much as you can about the field you are choosing to learn and only focus on that one thing, also find some people that actually wholesale either around you or on BP and pick their brain and if you get lucky someone to partner with to show you the ropes.

The investor is a wholesaler, and following lunch we reviewed a few opportunities.

Things I'm not entirely sure yet/Would like to get inputs:1) Never dealt with hard-money lenders so far and would like to know more2) Never dealt with wholesalers, so keen for feedback on what to look out for2) I have a breakdown of repairs, will share if required but confident that this will come under 75k (Current estimate is 60k)Open to any suggestions.
