Creating a contract with assignment rights

My husband and I are starting out our real estate venture! We are looking to wholesale for our first deal, and I’m trying to find a professional yet simple contract (state of CA) for the seller and for the assignment.  I’m reading lots of posts on this amazing Bigger Pockets website, and when it comes to wholesaling, I’ve noticed advice stating that a wholesale contract should have an “out clause” (inspection and financing), and an “intent to assign”. We would greatly appreciate advice on these two contracts that are needed for wholesaling!
