@Arwin Nassiri Be sure to do your due diligence when considering raw land, and consider particularly the cost of getting water and other utilities to the location and whether you can actually build on the land at all - any structures or improvements within 25ft of a Joshua Tree will be difficult, expensive, and likely impossible in most areas - and you generally can't move them either.

I checked our installation price list and the pre-plumbed option is $4000 for grey and black water plumbing in addition to hot/cold plumbing with a hot water heater.

If they bring me something else, the onus is on them.By the way, I work with a number of REA, and none of them have a problem with this, and all of them agree this method is one they prefer because it wastes far less time...and all of the agents are very experienced...and all of them are very good at filtering out properties before they bring them to me, so I rarely (less than 5% of the time), back out of a deal due to the inspection.

If you do report it, let you agent know.Lastly, If there is smoke and/water damage that your policy may be paying, a Fire/Water mitigation specialist may be worth a call.
