Not that those labels are completely wrong but just that within one zip you can EASILY have A, B, C and D.

Since there will be 2 closings same day; seller to the wholesaler (AB), and the wholesaler to their end buyer/Investor (BC), the lender will wire their funds once all the closing documents from both closings have been signed and the end buyers wire is in the closing company’s escrow account.

Ideally, I'd like to target A/B class properties with a minimum rent of $900/month and a levered cashflow of $200/unit while maximizing CoC returns.

I don't offer EMD lending though, but I do fund 100% of the AB transaction in a double close if you ever are in need. 

For that price point you can be in a B-C suburb with a duplex or triplex.

Here's a house I bought last month in a B neighborhood for $31K.

The property is in a B area and should rent well.  

You could do that by looking at bookings on AB/Vrbo and see what is available in a few months' time, in the shoulder season.

Almost every home sold by a turnkey is for long term buy abs hold investors so yes, should you have to sell very shortly after purchase you hope to break even at best.
