Monthly fee/per transaction fees, etc -I would probably lean toward a lower monthly fee and higher transaction fee for now, as we are only doing 2-3 deals a year on under 100K residential properties (to be used as rentals for now).

Even then your buyer will likely know at the closing table when they receive the deed as you buy the property and then resell it to them.Or do two purchase agreements and two escrows and close the first escrow with transactional funding.Or close with your own funds or lender funds and then resell.So many options!

You're looking at a minimum of 20% down with the average HML.With a HML, you won't have all of the process involved with the VA loan and the transaction time can most likely be cut in half, thus delivering the commission to your agent's pocket much more quickly.

In those situations payout of the monthly lease commission is dead last and you might not get anything.I don't do leasing as I am on the transactional sales side.
