Savannah is your best bet for buy and hold properties, but in terms of living (depending on your budget) I’d look in Effingham County (next to Chatham County, but better schools and less crime) or Richmond Hill.

For direct mailing you need to spend at least 3-5k a month to likely get deals.  

Robert,I looked at the property for another investor, and I think their proposed rents are inflated, as well as the resale number, but none the less, I think money can be made after spending at least $200+

I've talked to a couple of lenders and my purchase price budget would be max $700k and I'm able to put 10% down. 

I currently spend a lot of my time on my short-term rentals here in Savannah, GA.

My wife and I both live with her parents so I don’t have a mortgage of my own to pay so that gives me a little freedom to look at different options out there.My question is should I start with duplexes or single family’s and should I stick to one form of rentals or should I have a mix of both also how much should I spend for my first rental?

Hello Bigger Pockets Community,I wanted to share my experience so far on a fix and flip that has gone WAY over our initial budget.  

My budget is a little tight at $350K and knowing that my target area Fremont, Newark, Union City are prime areas i may end up getting a condo or townhouse that need some tlc.

I know the market is hot right now so I'm prepared to spend time finding the right deal - my family has a townhouse in Chanhassen that I'm planning on living while I search for a multi family. 

I'm spending more time with my family and more of my free time working, instead of zoning out watching TV.
