@Chet Mazur Yeah, I'm not sure exactly what you might be referring to.

Last year my grandmother sold her condo because she was no longer able to live alone; she is currently living at her sister's house until we can find a more permanent solution (was originally hoping for a nursing home, but she is opposed to that idea). 

Some reference/specifics for your question would help......regulsr purchase, listed or not, state, other. 

At the point where we're only a couple weeks away from closing, we get a vague reference about the need for bank appraisals. 

A HML is definitely not a long term solution. 

For instance, one individual used their “old landlord” as a reference.... come to find out it was the guys brother.

Maybe someone can refer me to a reputable contractor or someone knows whether this is a trap cause it’s not doable but here is my thought process:2 family house with a finished basement, accessible from the outside (don’t know why this isn’t considered a separate apartment) and from the looks of it each apartment is accessible through stairs which is a common area, which leads to the attic.

This tenant applicant qualifies with regard to income, credit score, background check- references checked out as well and seems like they would be a good fit.
