Personally, I look for:- Newer construction (keeps deferred maintenance costs down);- At least 3 beds/2 baths (this is the minimum most families want)- Relatively small floorplan (keeps maintenance and rehab costs down)- Sturdy construction with good siding, such as brick or Hardiplank (siding replacement can be expensive)- Neighborhood where there are a lot of owner occupants and pride in ownership (neighborhoods with lots of renters tend to push down property values)- Not on a main road (keep liability issues to a minimum)- Most importantly, good cash-flow and/or ROI potential

About the house: 2 bed/1bath Built in 1912 817 sq ft Basement large 2 1/2 car garage (detached) I don't have data for what it last sold for because the county system doesn't go back far enough in years to show what it last sold for.

Call them up immediately and ask for information on the property(bed/bath, days on market, bank owned, shortsale, standard, etc..), find out if they any other properties they are listing, and then make the offer (study your market of comparables first in the area).
