Thank you I've worked short, mid and long.........In the Cleveland market, I'd say long term rentals are still the best investment with all things considered.

An investment that is in many companies, reducing the risk of complete wipeout of the investment.Chances are these people you are referring to are invested in a broad market fund, and not in a highly volatile industry specific fund. 

The seller can choose to not have an agent represent them but you can still have an agent represent you.

I’m working in getting under contract with a wholesaler for the first time, wondering what amendments I should look for in the contract from a financing contingency or inspection period etc or if that’s just for on market deals, would love to hear anyone’s input!

The reality is, (and I say this solely from personal experience...not from any point of real estate advice to tell you what you should do lol) most sellers don't care what type of financing you use, even if you change from cash to financing, as long as you successfully close on time.

I have a half dozen years of experience renting out a few single family homes and am looking to bet big in a different market.
