The broker we're working with said there shouldn't be a problem re-financing into a permanent non-recourse loan after 15-18 months.The developer has all the expertise to oversee the build (finalizing the architectural design, dealing with the permitting, serving as GC, etc).

Aside from a stupid amount of determination, I'm married to a wonderful woman who is also not only entrepreneurially minded, but a great home designer and fantastic marketer to boot! 

Hi @Debbie Cost, The California Franchise Tax Board issued Notice 2019-05 stating installment sale "arrangements" designed to defer taxes when a 1031 Exchange fails will not defer taxes.

I thought we were going to go to the airport.. nope follow him a few hundred more yards to a massive gate made of wrought iron and art work.. it opens and we drive up onto a PAVED 4000 foot lighted runway on his property.. and over to his two 100/100 hangers were he had a few million in airplanes..

A 1031 is designed for more long term income producing properties.

He has seen our previous design and work and said he was impressed with the results. 

The home is not designed for large parties.Personally, I would give them written notice that this home is clearly not meeting their expectations.

I'm a contractor and we will be repairing the runway, project until Jan 2020 (maybe longer).
