New housing development on empty land Mojave desert
I currently have 5 acres of land that is zoned for residential or agriculture. It is along a dirt road about 1.7 miles from a paved road and power lines.
Is it plausible to have a road paved, power, utilities, sewer etc, brought through to the property so that houses can be placed there? I've read this could be done for about 1,000,000 USD for two lanes.
I'm looking to break up the 5 acres into smaller plots with (maybe 10?) modular homes placed. I found prices for home around 1600 sqft at around 60,000 USD.
I would like to extend the road from the paved road nearby, run a road and a cul-de-sac then places the homes along the road(s)
Does anyone have an idea of where I'd begin to look into costs, permits, or anything? Just wondering if it's unrealistic or not. There are single family homes a couple of miles from the land location.
It is in Los Angeles county, near the edge of the Mojave desert.
